Prime neighborhoods — those with exceptional school districts, walkable amenities, or trophy addresses — are holding value and, in some cases, still seeing price gains. Meanwhile, less competitive areas are softening, creating opportunities for buyers with patience and focus.


Where the market stands today

• Prices remain resilient: LA City median is ~$1.125M (+2.8% y/y) and LA County at ~$950K (+2.7% y/y).

• Mortgage rates have eased: The 30-year fixed hovers around 6.63%, the lowest since April, slightly improving affordability.

• Sellers adjusting: Outside of A-plus locations, days on market are up and price cuts are becoming more common.

• Luxury bifurcation: Turnkey properties in Beverly Hills, the Westside, Pasadena, San Marino, and Arcadia continue to command strong demand.


The next six months (Aug → Jan)


Our base case:

• Prices: Likely to trend sideways to -2% citywide, with prime school-district and trophy homes flat to slightly up.

• Volume: A seasonal pick-up this fall if rates hold steady, then the usual holiday slowdown.

• Inventory: Gradual build, especially for dated or overpriced listings.

• Luxury: Continued resilience for well-located, move-in-ready homes; aspirational pricing will face pushback.
